How a job runs

No surprises, in either direction.

Most of what goes wrong on a remodel is a communication failure, not a craftsmanship one. This is the order things happen in, so you know what to expect and when.

The steps

  1. You call, or send the form

Tell us what needs doing and where the property is. If it's urgent — water coming in, a step that has given way, a door that won't lock — the phone beats the form every time.

  2. We come and look at the work

There is no useful way to price a remodel from a photograph. We look at the room, the access, and what is likely behind the walls, and we tell you then and there what we think the job involves.

  3. You get a written price

For what was actually agreed — not a range, and not a number that moves once work starts. If the scope changes later, that is a conversation, not a surprise on the invoice.

  4. We schedule it, and we turn up

You know who is going to be in your house and on which days. Materials, dust control and which rooms are out of use get sorted before the first day, not during it.

  5. What's hidden gets shown to you

If we open a wall or lift a floor and it is worse than it looked, you see it before we carry on. That is the whole argument behind doing it right the first time.

  6. We finish, and you look at it properly

Walk it with us. Anything that isn't right gets put right — that is what the licence and the insurance are for, and it is cheaper for us than being called back in a year.

Step five, photographed

This is what “shown to you” looks like.

Our own job photographs of work while it was still open — the framing, the skim coat and the ledger board. If a contractor has none of these, ask why.
